DREAM Collaborative, a 100% minority-owned, integrated architecture, planning, and real estate development platform founded in 2008, announces its leadership team for 2026 as the firm enters its next phase of growth.

- Greg Minott AIA, LEED AP – Co-Founder & Managing Principal – As Managing Principal and Co-Founder, Greg Minott leads DREAM’s development strategy, capital partnerships and long-term growth initiatives. He focuses on shaping the firm’s integrated architecture–development platform, aligning design vision with financial feasibility, public funding structures, and long-term community outcomes. With more than 25 years of experience, Greg has led urban mixed-use, residential, and adaptive reuse projects across public, private, and nonprofit sectors.Â
- Troy Depeiza, Assoc. AIA – Co-Founder & Principal – Troy Depeiza co-founded DREAM Collaborative in 2008. As Principal, Troy focuses on business development and client relationships, cultivating partnerships that drive the firm’s projects locally, nationally, and internationally. With nearly 30 years of experience, Troy brings together public agencies, institutional owners, private developers, nonprofit organizations, and community stakeholders to advance complex projects with shared goals.Â
- Rania Qawasma, LEED GA – Senior Director of Architecture Practice – Rania Qawasma leads DREAM’s architectural practice, providing strategic oversight of design excellence, technical rigor, and project delivery across multiple projects. She shapes the firm’s design culture, strengthens architectural standards, mentors project leaders, and builds systems that ensure quality, accountability, and consistency. With over 20 years of experience, Rania has led complex projects from concept through construction, grounded in equity, efficiency, sustainable performance, and a deep commitment to community-centered and affordable housing.
- Thea Massouh, AIA, LEED AP BD+C – Director of Adaptive Reuse – Thea Massouh leads DREAM’s adaptive reuse practice, transforming existing and historic buildings into high-performing environments that support evolving programmatic and operational needs. With more than 20 years of experience, Thea balances preservation, sustainability, and innovation to extend building life cycles while strengthening the communities they serve.
