2147 Washington Street Named High-Rise Multifamily Winner in the 2026 Phius Passive Projects Design Competition

We’re delighted to share that 2147 Washington Street has been named the High-Rise Multifamily Winner in the 2026 Phius Passive Projects Design Competition. The juried competition recognizes fully certified passive buildings based on their performance, design, cost-effectiveness, craftsmanship, health, and response to climate and site challenges.
DREAM served as both architect and co-developer for the 99,000 sf, 6-story mixed-use building in Nubian Square. Built on a former City of Boston-owned parking lot, the development was shaped through close collaboration with the City and the neighborhood, with a shared goal of supporting economic development without displacement.

The development provides 74 homes for a wide range of incomes, including 62 affordable rental units and 12 for-sale condos, marketed primarily to local artists and individuals engaged in the neighborhood’s creative economy. Alongside housing, the building offers an interior courtyard, rotating art installations, a workshop, a gallery, retail and commercial spaces, and a new home for community staple Haley House Bakery Cafe.

As a Passive House certified building, 2147 Washington Street allows residents to live in comfort while maintaining a low energy footprint, proving that sustainability, affordability, and community can go hand in hand.
We’re deeply grateful to our partners, the City of Boston, the Nubian Square community, and Phius for this recognition, and we’re proud to see this project contribute to a vibrant, inclusive future for the neighborhood.
