DREAM has been integral in helping us shape the design and vision for our Foundry at Drydock project, which has been designed to the City of Boston’s future Zero Net Carbon zoning standards.

DREAM teamed on a joint venture with SGA on the design of a two-parcel, 228,000-square-foot development strategically located to anchor the Boston Seaport’s growing life sciences cluster while preserving the character of a working waterfront.

The Foundry at Drydock creates a state-of-the-art research and development (R&D) campus, contributing to the emerging neighborhood context and delivering a best-in-class experience for its tenants. A new 219,000 sf life sciences facility is accompanied by the adaptive reuse of an existing steel structure reimagined as a 9,000 sf amenity building. The new building design is a modern interpretation of the district’s industrial vernacular, with a façade that combines materials including steel and concrete. The amenity building transforms a former steel manufacturing shed into a social and event hub for the campus’s tenants. A large garage door links the two buildings, enhancing the connectivity between the them.

The Foundry was the first development project to commit to the City’s Climate Resiliency Infrastructure Fund, which provides financial support to mitigate the impacts of sea level rise and impacts of climate change. Additionally, this project has been designed to meet LEED Gold certification standards and the City of Boston’s Net Zero Carbon Standards.
