This new research and development facility will provide a new a 319,000 sf, 7-story, state-of-the-art complex in Boston’s growing and dynamic Raymond L. Flynn Marine Park (RLFMP). The development of the site presents a unique opportunity to deliver an exceptionally designed, world-class building that honors the industrial nature of the neighborhood with a modern interpretation that will inspire future developments.
The proposed massing and faƧade design for the site responds to the urban and historical industrial context of the area while also recognizing the necessity of open space for neighboring communities. The buildingās footprint, massing, architectural expression and material selection preserves and enhances the distinct industrial and historical maritime character of the district. The recessed ground ļ¬oor faƧade creates visual transparency to the program within that will allow tenants, pedestrians and visitors alike to move seamlessly between the indoor and outdoor spaces. Onsite amenities will include a cafĆ©, fitness center, roof deck, conference and event space and welcoming outdoor public seating.Ā
In alignment with Bostonās Carbon Neutral 2050 goals, the building will aim to achieve Zero Net Energy and Zero Net Carbon through a combination of on-site and off-site renewable energy production, in addition to targeting a LEED Platinum certiļ¬cation.Ā
Throughout every step of the project, from investors to consultants to construction managers, the development team was deliberate in their efforts to create a diverse and inclusive roster, resulting in a team that is nearly 50% M/WBE. A strategic partnership established with The Gloucester Marine Genomics Institute (GMGI) will create educational opportunities for underprivileged and minority communities through onsite training in GMGIās future ground floor location at 22 Drydock. The partnership will also allow for the expansion of GMGIās middle and high school STEM education programs and will target local Boston schools including Dearborn STEM Academy in Roxbury.
DREAM Collaborative is partnered with SGA on the project. 20-22 Drydock Avenue is being developed by a joint-venture comprised of Related Beal, the Boston Real Estate Inclusion Fund (BREIF) and Kavanagh Advisory Group.
